If you're selling

Thinking about selling?

We're a family in Tennessee and Kentucky, and we sometimes buy homes directly from owners who'd rather skip the listing process. If that sounds like you, we'd love to have a conversation — no obligation, no pressure.

  1. 1

    Say hello

Tell us a little about your home and what you're hoping for. A quick call or message is all it takes to start.

  2. 2

    We take a look

We come see the property in person, or review photos if you're remote. We take the time to understand it before talking numbers.

  3. 3

    A fair, honest offer

We share what we think is a fair price and walk you through how we got there. Ask us anything — we'd rather explain than convince.

  4. 4

    You take your time

There's no ticking clock. Talk it over with family, get a second opinion, sleep on it. If it's not the right fit, that's completely okay.

  5. 5

    A simple close

If you decide to move forward, everything is handled through a licensed title company on a timeline that works for you.

Common questions

Are you a real estate agent or brokerage?

No — we're just a family that buys and sells homes. We're not licensed agents and we don't represent anyone else in transactions.

Do I pay any commissions?

There are no listing or agent commissions with us. Standard closing costs through the title company still apply, and we're happy to walk you through what to expect.

What kinds of homes do you consider?

Single-family homes, land, and small multi-family in Tennessee and Kentucky. We're comfortable with homes that need work — you don't need to fix anything up first.

Am I obligated to sell if I reach out?

Not at all. Reaching out is just a conversation. If our offer isn't right for you, we understand completely and wish you well.

Want to chat?

Reach out anytime. We're happy to answer questions even if you're not sure you want to sell yet.
